Due Diligence Before Booking
- Check the registration. Search P02400010031 at rera.telangana.gov.in and read the promoter details, the sanctioned plans and the declared completion date.
- Read the quarterly updates. The promoter must file progress updates every quarter until completion.
- Get the price sheet for your unit. Check the base rate, area basis, floor rise, parking and every other line.
- Ask for the agreement for sale. Read the payment triggers, the possession clause and the delay remedy before paying beyond the booking amount.
- Visit the site. See the stage of construction, the neighbouring projects and the road at peak hour.
- Visit a completed project. Judge the builder's finish and maintenance first-hand.
- Confirm the account. The registration certificate requires 70% of buyers' payments to be held in a separate account for construction and land costs. Pay only to the account named in the agreement.
